Get to know you, and whats important to you. We look over your finances and tell you how much you may be able to borrow and the costs involved.

Presentation

Advice

This is when we get down to business. Prior to this meeting loads of research and discussions would have taken place with lenders to find out who would suitable for your needs. A Mortgage Agreement in Principle will be presented. We will now also discuss protecting your mortgage.

This is when we present our recommended mortgage product and protection policies. we present everything on paper, and wont proceed unless you fully understand the product and are happy to go ahead. If you need more time to think it over, that's no problem. This is also the stage that the broker Fee is collected, and all paperwork submitted to the lender.

Step 4

Mortgage Offer

The Mortgage offer is the contract between you and the lender. Once we get this sorted, we always recommend a 4th meeting just to double check all the information and make sure everything's ready for exchange of contracts. And that's it. you're all ready to move in. But don't panic, we are always here and always ensure we stay in touch every now and again to see how you're  getting on.

What to get ready

Every Mortgage product and every mortgage lender is different. They all ask for different documents to support applications. Here is a simple but not exhaustive, list of what you should have ready, as well as some of the other things you will need to sort when you're ready to apply, Not to worry though, we are more than happy to help you with these for you.

Proof of Income: 3 months Payslips,

4 Months Bank Statements, p60, State Benefit statements, 3 Years SA302 Forms (If Self Employed) 3 Years Audited accounts (if self employed)

Proof of Expenditure : 3 Months Bank Statements, or Credit Card statements if you prefer to use a Credit card for your day to day spending. 

ID : UK/EU Passport or Photocard UK/EU Driving Licence (must be valid) If none of these are available please speak to us about valid alternatives.

Proof of Deposit ( not required for remortgage or if deposit is funded by current property sale) a Gifted deposit letter may be required if the deposit is being given to you be someone else.

Apart from the information above, you will also need:

Details of any current Life Insurance, Critical illness, Income protection, Mortgage payment protection insurance or home insurance policies you hold.
